The listing we told them not to take

A seller came in wanting an ambitious price during a slow spring. We ran the comparables and advised waiting nine weeks.

They went elsewhere, sat unsold for four months, then came back. The house went in June, above the number we had first suggested. They have since sent us six neighbours.
